Three kinds of years

HealthCare.gov counts net rental income: rents less mortgage interest, insurance (which matters a lot on the Gulf Coast), repairs, furnishings for crew rentals, management and depreciation, plus other household income. Help with premiums continues up to four times the federal poverty level and stops above it.

A busy construction year can lift rents and push income up. In a sale year, the profit generally lands in modified adjusted gross income, the figure your credit comes from. A quiet year with vacancies and a new roof can drop income on paper, and Louisiana's Medicaid expansion covers adults up to 138% of the poverty level. The plan should fit the year that's coming.

A steady year in the credit range

The credit only applies on HealthCare.gov. It's tied to a benchmark silver plan, so you'd pay the PPO's 54% markup yourself, and most investors here do better with an HMO, EPO or POS plan that includes their doctors. An HMO generally pays outside its network only in an emergency, so if you see specialists in Houston, check that network carefully.

I'm selling the duplexes and I'm healthy

A sale can push a year far past the credit line. If you've received advance credit and the gain lifts your income, the overpayment gets settled when you file, and starting with tax year 2026 there's no limit on it. Plan your coverage before the listing goes live.

At full price, a private nationwide PPO often makes sense for a healthy investor. Your medical answers lead to an approval, an approval with one condition left out, or a decline, and healthy applicants frequently pay under the marketplace's full rate. We compare benefits before you choose.

Vacancies and repairs made a thin year

When a project ends and units sit empty, net rental income can fall a long way. If your honest estimate drops to 138% of the poverty level or below, Louisiana Medicaid may cover you for now. Once the units fill again, report the income and move back to a marketplace plan.

Too much income for the credit, and a health condition

Keep your coverage on the marketplace even at full price. Marketplace plans can't turn anyone away or charge more for a diagnosis. Choose by network, making sure your specialists in Lake Charles or Houston are in it, and by a deductible that suits uneven rent.
